What this could mean for the neighborhood.

This is a new single-family residence on a currently undeveloped parcel on Butte Drive, inside the Coastal Zone of the Estero Planning Area. New construction on vacant land raises the usual neighborhood questions — how the home fits the streetscape, grading and runoff on a sloped site, and how the 14,500 sq ft area of disturbance interacts with nearby habitat and drainage.

Because the parcel is in the Coastal Zone, the project needs a Coastal Development Permit in addition to a Minor Use Permit, which means the County applies the Estero Area Plan's policies on scenic character, coastal access, and environmentally sensitive habitat. LOCAC's Land Use Committee will walk through the plans at its Monday meeting and take public comment before sending a recommendation to the County.
